  • Founder

    Doug has over 22 years of experience in real estate and construction. In 2013, Douglas purchased his 1st real estate investment property, which he rehabbed and re-sold for a profit. Douglas continued to rehab houses part-time for the next 4 years until 2014 when he started Tower III. Tower III specialized in buying, rehabbing and renting properties. Douglas is currently responsible for managing overall company operations including Acquisitions and Project Management.

    Sarina has a history of 15 years working on projects, and is responsible for structuring business contracts, investor management, business relationships, managing communication channels, advertising, creating estimates, human resources and managing our contractors and project schedules. Sarina also keeps track of all project reports, contracts.

Our small team has a variety of experiences in the real estate, marketing, finance, business relationships and construction industries.

The median listing home price in Las Vegas, NV was $399.9K in January 2022, trending up 23% year-over-year. The median listing home price per square foot was $232. Many homes listed for sell in the Las Vegas area is receiving multiple offers, over listing price in a matter of days of being listed.

Las Vegas has two major league professional teams: the Vegas Golden Knights of the National Hockey League (NHL) who began play in 2017 as the area’s first major professional sports team, and the Las Vegas Aces of the WNBA. The National Football League’s (NFL) Oakland Raiders will begin playing in Las Vegas as the Las Vegas Raiders by 2020 NFL season.

There has also been an increase of retirees moving to Las Vegas. With no state sales tax, lower home prices and pleasant year round weather many retires or leaving California and heading to Nevada. With Las Vegas being the largest city in Nevada many of the new residents will call Las Vegas home.

Our Goals

Our Company primarily invests in properties located in north Las Vegas. We focus on very specific market segmentations, such as specific communities and neighborhoods. Within these communities and neighborhoods, we focus on mostly condos and single family properties with a minimum of 3 beds, 2 bathrooms, with an approximate resale value of $240,000 and for the single family properties up to 270,000. This market has allowed Our Company to create a specialized focus on the markets we know, the projects we know, and the people we know. Our Current projects goals for the 2022 – 2023 Fiscal year are to buy, rehabilitate and resell a minimum of 40 properties during this fiscal year. Our Company currently focuses on a market segment with After Repair Values of $220,000 to $280,000 with a target of 15-20% project margin.

Our Exit Strategies

Our Company mainly specializes in buying distressed property at a discount, rehabilitating the property and re-selling the property to a new homeowner. In the current real estate market Our Company needs to be prepared, creative and versatile enough to turn market risks into opportunities by employing alternative exit strategies:

Buy, Rehab & Resell (‘Flip’)

Our first and foremost exit strategy that we employ is a traditional ‘flip’ strategy in which we buy a distressed property at a discount, rehabilitate the property, and resell the property to a new homeowner for a profit.

Buy, Rehab, Rent & Refinance (BRRR)

In a challenging marketplace or in the rare occasion that we cannot re-sell our property we employ a hybrid investment strategy that involves renting the property to a tenant and then re-financing the property with a long-term loan. This strategy allows us to cash-out the equity in the property and reinvest the proceeds in future opportunities. The property will also generate cash flow and equity accrual benefits until the market corrects and provides a more opportunistic time to sell.

Wholesale

When the opportunity presents itself, Real Estate ‘Wholesaling’ can be another exit strategy that can generate quick profit opportunities by re-assigning or reselling the rights in a property to another buyer or investor for a profit without doing any repairs.

Opportunity for Investors

We are accepting new investors. We have exceeded our goal of $1,600,000 from investors for the purchase of real estate in the Las Vegas area. Our short term (6 month to 12 months) opportunities include a 3.75% interest payment per quarter that equals a 15% APR return on any money invested in the company. This option allows you to withdraw your money after 3 months with a 3.75% payment in lieu of being locked in on any particular property. The funds are used to purchase 1-3 bedroom units and or multi family units and cover renovations. Each property purchased will be vetted to ensure there is a return on investment that meets or exceeds our minimum requirements
